RESIDENCIAS RIO CARONI

THE SITE:
The site had 1,371 sqmt. out of which 312 sqmt. are used as municipal land by an adjacent educational institution for main services causing an irregular lot shape. A 7.000 sqmt. building was allowed following the percentages assigned for middle income residential by the zoning law (FAR: 275% Maximum lot coverage ground floor 60% Typical floor 25%).

FLOORPLAN

The building program was distributed as follows:
Parking (for 84 vehicles): Three parking garages in the underground basement were designed as staggered floors with 2 way ramps around the main building's vertical circulation (2 elevators). Also in the basement were located the garbage room, water tank and pumps equipment room.
Ground Floor: Has 2 levels and is divided in three areas: (1) Entrance lobby , storage rooms and concierge, (2) elevators, hallway, and fire escape stairs, (3) community space with bathrooms to the gardens on the back of the lot.
Tower: The program required the design of 4 apartments per floor, 2 unit of 80 sqmt., and 2 units of 100 sqmt. with the minimum common circulation spaces (10%) with 2 elevators and fire escape stairs.
The tower must not be higher than twelve stories with 44 apartments total, distributed as follows: First floor: 4 special apartment type with an extra 18 sqmt. of terrace each. Second to tenth Floor 36 apt type, Penthouse with four duplex apartments with 40 sqmt. covered space and terraces on the second level.
The building finishes were used to minimize construction cost and maintenance and were similar to those existing in the neighborhood to maintain urban harmony.
